Termite inspection in Palmerston.

Palmerston is Greater Darwin’s satellite city — 25 minutes south-east of the CBD, population around 40,000 and still growing through Mitchell and Zuccoli. The Form 16 Termite Management Certificate (filed under the meter box or in the electrical sub-board) will state the chemical used and the expected life: 8–10 years for Termidor SC, 10–12 years for Premise 200SC, 5 years for older permethrin-based products. If your home was built between 2002 and 2014, your reticulation is at or past end of life right now. Renewal can be done by re-injecting the existing tube (cheap, $1,800– $2,800) or by replacing with a fresh perimeter chemical barrier ($3,200–$5,500). We confirm at inspection.

Newer Zuccoli / Mitchell stock — physical barriers + builders’ gaps.

Estates released since around 2015 (Zuccoli, Mitchell, eastern Bellamack) mostly use physical barriers (Kordon, HomeGuard, Termimesh) at slab penetrations instead of, or alongside, chemical reticulation. Physical barriers don’t expire — they fail when builders skip a step. Most common failures we see at pre-purchase inspections: missed gaps at electrical conduit penetrations, mortar bridging at brick veneer ground-courses (termites tunnel through the unreinforced mortar joint above the barrier), and damp-proof course gaps at the slab edge. None of these show up in a visual inspection done from outside — you need sub-roof + sub-floor + perimeter scan with moisture-meter readings.

Bushland-boundary blocks — Mastotermes pressure from Litchfield.

Palmerston pushes south-east into Litchfield Council where the surrounding country is heavily wooded acreage with mature eucalypt stands — classic Mastotermes habitat. Any Palmerston block backing onto reserve (large parts of Marlow Lagoon, Yarrawonga, Driver, and the southern edge of Zuccoli/Mitchell) has Mastotermes pressure from outside the property. Mastotermes colonies routinely send foraging tunnels 200–300m through soil, so a colony in surrounding bush can reach your perimeter even if you haven’t touched it. We recommend annual inspection minimum on these boundary blocks; baiting systems work especially well because Mastotermes happily takes bait back to the colony.

Palmerston has a substantial body-corporate sector — townhouse complexes in Bakewell, Driver, Gray and Moulden, plus newer unit developments along Roystonea Avenue. Strata-titled complexes should run an annual AS 3660.2 inspection of common property to maintain the chemical-barrier warranty and the Form 16 paperwork from original construction.
