Termite inspection costs across Greater Darwin.

Five inspection types, five honest prices, what each includes, and the four things to insist on in any pre-purchase report. Urban Darwin / Palmerston pricing, plus the rural Litchfield acreage premium.

Five inspection types.

1. AS 4349.3 pre-purchase termite inspection — $480–$680 urban / $580–$950 rural.

Comprehensive visual inspection of the property before purchase. Roof void, sub-floor, grounds, internal and external walls, outbuildings. On rural Litchfield blocks we extend to bushland-boundary scan up to 100m from the building for Mastotermes mound and workings. Written report within 24 hours with photographs. Required by most buyer’s conveyancers as a contract subject-to condition.

2. AS 3660.2 annual inspection — $320–$480/yr urban / $420–$680/yr rural.

Mandatory if your property has a chemical or physical termite barrier (most NT homes built post-1995). Re-inspection of all accessible areas. Includes Form 16 paperwork review and chemical-barrier sample-point testing. Required by most home insurance policies to maintain cover. High-risk Top End stock (pre-1990 high-set on stumps, bushland-boundary rural) often goes to 6-monthly.

3. Combined building + termite + asbestos — $700–$950.

Pre-purchase package — same visit, three reports. Industry partner conducts building inspection, we conduct termite + visual asbestos. Asbestos is particularly relevant for pre-1990 post-Tracy rebuilds in Casuarina, Tiwi, Wagaman that may have asbestos cement sheet (fibro) cladding or original eaves. Most efficient way to do pre-purchase due diligence.

4. Active termite activity inspection — $480–$650.

If you’ve found termites or have suspicion. Includes detailed locate-and-trace, photographs, species identification (critical: Mastotermes vs Coptotermes treatment paths differ significantly), recommendation report with treatment options and quotes. Critical first step before treatment.

5. Post-treatment verification — $280–$380.

6–12 weeks after chemical treatment, we verify the treated zone is effective by inspecting baiting stations and re-testing soil sample points. Critical for warranty activation and colony elimination confirmation (especially for Mastotermes treatments).

The four things to insist on in a pre-purchase report.

  1. Photographs of EVERY area inspected. Standard Darwin report should have 25–50 photos (roof void, sub-floor, external walls, every elevation, any defects, plus full outbuilding coverage on rural blocks).
  2. List of any “limitations to inspection”. Areas the inspector couldn’t access (eg furniture-blocked walls, locked sub-floor, vegetation against external walls, inaccessible stump bases on high-set stock). These are NOT “all clear” — they’re unverified.
  3. Conducive conditions report. Active termites is one issue. Conditions that ATTRACT termites are another. Wet sub-floor, timber-soil contact, gardens against external walls, air-con condensate to ground, sub-floor ventilation deficits — all conducive and particularly important in Darwin’s tropical climate. Report should list each.
  4. Specific risk grading. Each finding rated as low/medium/high risk with a recommended action. Generic “no active termites found” tells you nothing — the report should grade your property’s overall risk for ongoing inspection frequency, taking account of bushland boundary, building age, chemical-barrier life and Mastotermes presence in the local area.

Watch for: $99 inspections.

Door-knock and online operators offering $99 inspections work on a loss-leader model: cheap inspection finds “termite signs” (usually conducive conditions, not actual termites), then sells you a $5K treatment. We’ve seen this in Darwin and Palmerston targeting new homeowners in 2025-2026.

A real, thorough AS 4349.3 inspection cannot be done for $99 by someone whose hourly cost (van + NT Pest Control licence + insurance + time) is $90–$140/hr. The maths doesn’t work without compromise. Top End rural inspections especially — you cannot do 2–3 hours of property scan for $99 and stay in business.
